Kahneeta Hot Springs Resort Lodging Terms and Conditions

Please review the Property Lease Terms before making a reservation. Any monies received by Kahneeta Hot Springs Resort for occupancy of a vacation/ rental property indicate the acceptance of the terms & conditions of policies and vacation rental lease agreement. As a guest of Kahneeta Hot Springs Resort, you agree to the following policies, guidelines, terms, and conditions:

Booking Policies

  • The minimum age to rent a hotel room, teepee, RV site, or any other overnight property at Kahneeta Hot Springs Resort is 23. Please note that a valid ID is a mandatory requirement at check-in. All children under 23 must be accompanied by a parent, legal guardian, or adult over 22.
  • Credit card payment for the first half of the reservation is due at the time of booking. The complete, non-refundable payment is due 30 days before the arrival date. Kahneeta Hot Springs Resort reserves the right to cancel any reservation within 24 hours of a declined payment following notification if payment is not fulfilled.
  • If you plan to bring a pet, it’s important to reserve a pet-friendly property and explicitly note this in your reservation. Please be aware that there is a standard fee of $10 – $50 per pet (depending on the property and limited units available) and any extra costs incurred from pet-related damage or cleaning.
  • Rates for Kahneeta Hot Springs Resort are based on entered occupancy and do not include service fees. Resort Passes are REQUIRED PER PERSON, PER DAY of stay. The first guest is included in the nightly rate. Additional guests will be charged at the per person per day rate at the time of booking. If additional guests will be occupying the property, you must adjust your reservation occupancy before arriving at your reservation by calling and purchasing additional required resort passes.
  • Trip Cancellation Insurance is available from Rental Guardian and protects against various trip interruption and cancellation forms. Documentation may be required. This insurance must be accepted before the final payment is made. The premium is 7.10% of the reservation’s total bill.   • If before the check-in date, the leased property becomes unavailable for any reason beyond the reasonable control of Kahneeta Hot Springs Resort, including but not limited to Acts of God, government restrictions, or damage to or restrictions on the use of the property, or any other unforeseeable circumstance, Management will promptly notify renter. It will use its best efforts to re-book the renter into another property for the same period. In the unlikely event this occurs, the Renter shall have the right to either l) accept one of the substitute properties offered by Management or ll) cancel the reservation and receive a full refund of any deposit.
  • Nightly minimums apply depending on the property, season, peak times, and holiday periods, and published rates are subject to change.
  • The renter shall pay any and all legal fees to Kahneeta Hot Springs Resort if the owner or agent shall bring about any action or suit to recover rent due, reimbursement of damages, cleaning, or other expenses incurred by the renter.
  • Kahneeta Hot Springs Resort does its best to ensure that each property is fully functional for its guests. If an appliance malfunctions or you have any other problems, please notify management immediately. No refunds are issued to guests, as every effort is made to service each request.
  • The resort reserves the right to evict any guest who does not comply with the policies at any time. Refunds will not be issued to guests evicted due to non-compliance.
  • Each property has a posted occupancy limit that cannot be exceeded for any reason. Renters who violate this code may be evicted and forfeit the entire rental amount paid.

Cancellation & Refund Policy for Kahneeta Hot Springs Resort Hotel

There are no refunds for cancellations or rescheduling within 30 days of check-in.

If you should experience a scheduling conflict with your reservation and notify us 30 days before the arrival date, you have two options:

  • The first (1) option is to reschedule/ change for a fee of $100. The $100 rescheduling fee will be deducted from the deposit, and the balance will be held as a credit on file for one year. Funds not used within one year of the cancellation date are automatically forfeited to Kahneeta Hot Springs Resort.
  • The second (2) option is to cancel your reservation. A $150 Cancellation Fee will be deducted from the amount paid, and the balance will be refunded in the original form of payment.

Cancellation & Refund Policy for Kahneeta Hot Springs Resort RV Site & Teepee

No refunds are given for cancellations within 30 days of check-in

  • The second (2) option is to cancel your reservation. A $60 Cancellation Fee will be deducted from the amount paid, and the balance will be refunded in the original form of payment.

Check-in and check-out at Kahneeta Hot Springs Resort Hotel & Teepee

  • Check-in and check-out will occur at the Entrance Guest Services Office at Kahneeta Hot Springs Resort.
  • Check-in begins at 4 pm. Our office is not open 24 hours, so please let us know if you need after-hours arrival arrangements.
  • Check-out time is 10 am, and we respectfully ask for your cooperation with this guideline. Please advise the Front Desk if you will be checking out earlier. The renter may be charged an additional night’s rent if checking out late without advance approval.

Check-in and check-out at Kahneeta Hot Springs Resort RV Park

  • Check-in and check-out will occur at the Entrance Guest Service Office at the Resort.
  • Check-in time for the RV sites begins at 3 pm. Our office is not open 24 hours, so please let us know if you need after-hours arrival arrangements.
  • Check-out time for RV sites is 12:00 pm. We respectfully ask for your cooperation with this guideline. Please advise the Front Office if you will be checking out earlier. Renters who check out late without advance approval may be charged an additional night’s rent.
  • We have a limited Overflow Parking lot if RV guests need an early or late check-out time. This area has limited space, and parking spaces need to be reserved ahead of time. These spots are restricted only to guests who have purchased day passes for the day of early or late check-out.

Kahneeta Hot Springs Resort During Stay Housekeeping Service and Guest Amenities

  • Daily housekeeping service is available for a fee. Please arrange this service with the Front Desk before your arrival.
  • These amenities are provided for convenience: conditioner, shampoo, hand soap, toilet paper, trash bags, bath towels, bed linens, and pool towels.

Kahneeta Hot Springs Resort Policies

  • Smoking is prohibited in all dwellings, including the outside patios. The penalty can exceed $1000. Please smoke in designated areas and dispose of butts safely & correctly.
  • At no time shall the property be used for a party or commercial purpose.
  • The property shall not be used at any time by more than the number of adults and children as per your reservation. Unregistered Unauthorized guests may be charged more than the standard fee.
  • Please refrain from making excessive noise after 9 p.m. Quiet hours are from 10 p.m. to 8 a.m.
  • Properties not classified as Pet-Friendly may charge up to $500 more than the standard fee for unregistered or unauthorized pets.
  • Pets should not be left unattended in or outside a hotel room, teepee, glamping tent, RV site, or vehicle at any time.
  • Pet(s) must always be kept on leashes, and please remember to pick up after them; there are waste stations conveniently located throughout the resort.
  • Pool and facility hours are posted and subject to change. They are strictly enforced. Please always wear your wristband while visiting these facilities. Children under 14 are not permitted to be unsupervised, and glass is prohibited in the pool area.
  • Be sure all pool towels are returned to the hotel room. Renters will be charged $20 per missing/ damaged pool towel. (If you rent additional pool towels and if they are not returned, a $20 per missing/ damaged pool towel fee will be charged to your credit card on file)
  • Weather conditions change rapidly in Warm Springs, where Kahneeta Hot Springs Resort is located. Renters understand they must take precautions against excess sun, desert conditions, and wildlife.
  • Kahneeta Hot Springs Resort accepts no responsibility for packages delivered to the resort.
  • Please drive slowly within the Resort. Families are at play. Vehicles must be parked in a designated space. Do not park in fire lanes or on sidewalks. (One vehicle is allowed per overnight lodging in the Hotel, Teepees, and RV site; a posted parking pass must be placed on the dashboard; extra vehicles can be parked at the resort entrance in the overflow parking lot. Do not leave valuables in vehicles; Kahneeta takes no responsibility for damage or theft of your vehicles or valuables.)

RESORT PASS WAIVER AGREEMENT

TERMS AND CONDITIONS OF SALE

Please read carefully! This is a release of liability and waiver of certain legal rights.

1) The purchaser, holder and/or user of this premise and it’s activities (” ticket or wristband (“Participant”) for entry into or use of Kahneeta Resort (“Kahneeta”) premises and/or its facilities understands that Swimming, Lazy River, Tube River Float, Kayak River Float, Archery Games, Horse Back Riding, River Rafting, Fishing, Disk Golf, Pickel Ball, Basketball, Volleyball, Horse Shoes, Running and Walking, Mountain Biking, all sports activities at Kahneeta, event production, competitions, operating vehicles and golf carts (“Kahneeta’s activities”), and any other use of Kahneeta Hot Springs Resort, LLC’s, Kahneeta’s activities, premises, and facilities, including training, coaching, officiating, and volunteering (Kahneeta’s activities and any other use of Kahneeta’s activities, premises, and facilities, including training, coaching, officiating, and volunteering, collectively referred to as “Sports Activities”) can be hazardous and that injuries are common when participating in Sports Activities. Participant accepts and assumes the risks associated with Sports Activities, including, but not limited to, falling, equipment malfunction, loss of control, changing weather conditions, collisions with natural or manmade objects or other persons, animal bites, the use or lack of instructions or directions, collision between vehicles, skidding, overturning, sudden stops, braking or acceleration, fire, explosion, the unavailability of emergency medical care, lack of supervision, and exceeding one’s ability. Participant agrees to pay for any damage to Kahneeta Hot Springs Resort, LLC property or facilities that is caused by Participant. Participant hereby freely and expressly ASSUMES ANY AND ALL RISKS OF INJURY, DEATH, AND PROPERTY DAMAGE ASSOCIATED WITH SPORTS ACTIVITIES.

2) In consideration for participation in any Sports Activities and the use of any other Kahneeta Hot Springs Resort, LLC facilities and premises, Participant hereby agrees to release, hold harmless, and indemnify Kahneeta Resort and Hot Springs Resort Management, LLC and itseach of their owners, partners, employees, directors, officers, agents, affiliates, and related entities from any and all claims for ordinary negligence by or on behalf of Participant against Kahneeta Resort and/or Hot Springs Resort Management, LLC arising directly or indirectly out of Participant’s participation on Sports Activities and/or Participant’s use of this Passticket or wristband and/or Kahneeta’s facilities and premises. Participants also agree to indemnify (including costs and attorney’s fees) Kahneeta Resort and Hot Springs Resort Management, LLC for any claim brought on behalf of a minor named in this agreement. Participant understands that, instead of entering into this agreement, Participant may purchase a day ticket. Agreement.

3) I hereby irrevocably grant and convey to Kahneeta all right, title and interest in and to record my name, image, voice, statements and/or writings including any and all photographic images and video or audio recordings at SkibowlKahneeta. I further irrevocably grant to Kahneeta its advertisers, customers, agents, successors and assigns, unrestricted rights to use the above mentioned sound, still or moving images in any medium, including posting on the internet and World Wide Web, for educational, promotional, advertising, or other purposes without limitation consistent with the mission of Kahneeta. I agree that all intellectual property rights to the sound, still or moving images belong to Kahneeta. I voluntarily waive the right to inspect or approve such images and waive my right to any royalties, proceeds or other benefits derived from such photographs or recordings.

4) Permission to contact and use e-mail address and phone numbers: I accept and give permission to Kahneeta and their subsidiaries permission to contact me about future offers, using the contact information I have provided. You may on occasion receive e-mail and text from Kahneeta or subsidiaries, but will have the option to opt out of receiving further communications at any time by requesting to be placed on Kahneeta or subsidiaries do not contact list. Kahneeta and subsidiaries includes “all of the entities you will market from”.

5) Valid wrist band or tickets must be visible at all times when at the Kahneeta resort.

6) All facilities at Kahneeta including parking lots are located on Warm Springs Indian Reservation. The use, transport and possession of marijuana is illegal and not permitted at Kahneeta Hot Springs Resort. Alcohol consumption is not permitted while doing sports activities including swimming and tube /kayak river floats actively or riding bikes or gold carts. Use of these activities while under the influence of drugs or alcohol is strictly permittedprohibited and may result in loss of pass.

7) In consideration for the entry into or use of Kahneeta facilities and premises, including, but not limited to, participation in any Sports Activities, Participant hereby agrees that all disputes, cases, or controversies whatsoever arising in connection with or incident to this Agreement shall be litigated, if at all, before the tribal court or other appropriate forum established by the Confederated Tribes of the Warm Springs Reservation of Oregon (“Tribal Court”) to the exclusion of the courts of any federal court or courts of any other county, state, or country. Furthermore, any party opposing Tribal Court jurisdiction must first exhaust all available Tribal Court remedies before challenging the jurisdiction in any other court, including federal court.

I have carefully read and understood this Agreement and all of its terms. I enter into this Agreement freely and voluntarily and agree that it will be binding upon me, my heirs, assigns, and legal representatives.
